Cracked grout lines, tiles lifting off the screed, or a floor that never sat level from the day it was laid? In Al Barsha’s mix of older villas and newer townhouses, floors take a beating from foot traffic, shifting sub-floors, and the sand that gets tracked in from every doorway. Al-Rahim Technical Services sends a licensed tiling team to look at the real problem before anyone quotes a fil.

Al-Rahim has spent 10+ years laying and repairing floors across Dubai, and the company is licensed by the Dubai Government. We handle full flooring and tile work end to end: floor tiles, wall tiles, porcelain, ceramic, marble, granite, vinyl, SPC, and laminate. Every job starts with an upfront quote before we start, so you know the cost of materials, labour, and any sub-floor prep in writing.

Whether you own a villa in Al Barsha South, manage a shop on Sheikh Zayed Road, or fit out an apartment in one of the towers near Mall of the Emirates, we match the flooring to how the space is used. Wet areas, high-heat balconies, and busy retail floors each need a different material and a different laying method.

You get one team, one point of contact, and a 100% satisfaction guarantee in writing. If a tile lifts or a grout line fails inside the guarantee period, we come back and put it right at no extra charge.

What’s Included

Our flooring and tile service covers the full job, from ripping out the old surface to the final grout clean and seal.

  • Site survey and moisture check of the existing sub-floor or screed before any material is ordered
  • Removal and safe disposal of old tiles, adhesive, and loose screed
  • Sub-floor levelling with self-levelling compound where the base is uneven
  • Supply and laying of your chosen material: porcelain, ceramic, marble, granite, vinyl, SPC, or laminate
  • Waterproof membrane and correct fall in bathrooms, kitchens, and balconies
  • Grouting, sealing of natural stone, edge trims, silicone to wet joints, and a full clean-up on handover

Signs Your Floor Needs Attention

Some floor faults are cosmetic. Others point to a problem under the surface that will spread if it is left. Knowing the difference saves money.

Hollow-sounding tiles when you tap them mean the adhesive has let go and the tile will crack under load. Rising or ‘tenting’ tiles, where the edges push up into a ridge, usually mean the floor had no expansion gap and the heat has forced it to move. Dark grout lines that never dry, or a musty smell in a bathroom, point to a failed waterproof layer below.

Cracked grout, chipped edges near doorways, and one loose tile are smaller jobs, but they let water and sand work into the bed. In Dubai’s climate that gap widens fast. We check for all of these on the survey and tell you which are urgent and which can wait.

Flooring Materials and Where Each One Works

The right floor depends on the room, the traffic, and how much water the surface sees. Picking the wrong material is the most common reason a floor fails early in Dubai.

Porcelain is dense and takes almost no water, so it suits bathrooms, kitchens, balconies, and busy hallways. Ceramic costs less and works well on walls and low-traffic rooms. Marble and granite give a premium finish for villa entrances and stairs, but natural stone needs sealing and gentle cleaning or it stains and dulls. SPC (stone-plastic composite) and vinyl are fully waterproof, warm underfoot, and fast to lay, which makes them popular for apartments and rented fit-outs. Laminate looks like timber and costs less, but it is not for wet rooms.

  • Porcelain — bathrooms, kitchens, balconies, high-traffic floors
  • Ceramic — walls, feature areas, lower-traffic rooms
  • Marble & granite — villa entrances, stairs, premium living areas (needs sealing)
  • SPC & vinyl — apartments, offices, wet areas, quick fit-outs
  • Laminate — bedrooms and dry living rooms only, never wet rooms

What Affects the Price of a Floor in Dubai

Two floors of the same size can cost very different amounts. The material is only one part. We break the quote into clear lines so you can see where the money goes.

The biggest cost drivers are the material grade, the condition of the sub-floor, and the amount of cutting the layout needs. A cracked or uneven screed has to be levelled first, which adds compound and labour. Large-format tiles, diagonal or herringbone patterns, and lots of small cuts around fittings take longer to lay than a plain straight bond. Waterproofing, edge trims, skirting, and sealing natural stone are separate lines too.

We give the full figure upfront before we start, with material and labour split out. No surprise charges appear at the end. If the sub-floor turns out worse than the survey showed, we stop and re-quote before doing extra work.

Flooring for Dubai Homes and Businesses

A family villa, a rented apartment, and a retail unit each ask something different from a floor. We match the material and the laying method to the setting.

In villas around Al Barsha we often lay large porcelain or marble in living areas and slip-resistant porcelain in wet zones and around any pool deck, where surface heat and splashing matter. In tower apartments, sound and weight rules from the building often push us toward SPC or vinyl, which are light, quiet, and quick to install with less disruption to neighbours. For shops, cafes, and offices we use commercial-grade tiles or vinyl that stand up to trolleys, heels, and daily deep cleaning, and we plan the work in stages so the business can keep trading.

Our Process From Survey to Handover

A floor lasts as long as the preparation under it. We follow the same disciplined steps on every job, big or small.

First we survey the space, check the sub-floor for moisture and level, and measure the exact area including cuts and wastage. Then we give you a written quote and a material list. On site, we remove the old surface, repair and level the screed, and lay a waterproof membrane in wet areas. Tiles are set with the correct adhesive, spaced with expansion gaps, and left to cure before grouting.

We finish by grouting, sealing natural stone, fitting trims and silicone, and cleaning the whole floor. Before we leave, we walk the job with you, tap-test for any hollow spots, and hand over the written satisfaction guarantee.

Frequently Asked Questions

Can you lay new tiles over my existing floor?+

Sometimes, if the old floor is sound, level, and firmly bonded. It saves demolition cost and dust. But if tiles sound hollow, the surface is uneven, or a bathroom needs a fresh waterproof layer, we remove the old floor first. We tell you which route your floor needs after the survey.

Which flooring is best for a Dubai bathroom or kitchen?+

Porcelain is the safest choice for wet areas because it absorbs almost no water and handles heat and heavy cleaning. For a warmer, quieter finish in an apartment, waterproof SPC also works well. We avoid laminate in any wet room because moisture swells the boards.

How long does a tiling job take?+

A single bathroom is usually two to three days including waterproofing and curing time. A full villa floor can run one to two weeks depending on size, the amount of levelling, and whether natural stone needs sealing. We give you a day-by-day plan with the quote.

Do you seal marble and granite floors?+

Yes. Natural stone is porous, so it stains from water, oil, and coffee if it is left bare. We apply a penetrating sealer after laying and can re-seal existing stone floors. We also advise on pH-neutral cleaners, since acidic products etch and dull marble over time.

Why do tiles crack or lift after a while in Dubai?+

The most common causes are missing expansion gaps, a weak or uneven sub-floor, and poor adhesive coverage. Dubai’s heat makes floors expand and contract, so a floor with no room to move will tent or crack. We lay with proper gaps and full adhesive beds to stop this.

Can you match new tiles to a repair on my existing floor?+

We try to. If the original tile is still made, we source the same line. If it is discontinued, we suggest the closest match or lifting tiles from a hidden area, like inside a cupboard, to patch a visible spot. We show you the options before we buy anything.

Do you give a written quote before starting?+

Always. After the survey you get an upfront quote with material and labour split out, before any work begins. The price covers prep, laying, grouting, and clean-up. If the sub-floor turns out worse than expected, we pause and re-quote rather than adding charges at the end.
